Low inventory continues to be the main narrative when looking at Metro Denver real estate. October active listings dropped 24.7% over September and were down 45.9% when compared to 2020. Demand is still very high with pending sales up 7.5% month-over-month; October solds were at a similar volume to that of summer of 2019.
Anecdotally, we hear that bidding wars are less fierce and that homes must now be more accurately priced in order to move fast. In fact, the percent sold to list price decreased to 101.8%, down 0.2% over September. View the entire report October 2021 Metro Denver Report
